Owner's Representative—Little Rock, Arkansas

Winrock International

Jonathan Rose Companies was hired by Winrock International to provide advisory and project management services for the design and construction of their headquarters building. Winrock sought to develop a building that would serve as a replicable model of environmentally friendly design to inspire others in Little Rock to do the same.

Winrock is a not-for-profit organization that works with communities around the world to increase economic opportunity, sustain natural resources, and protect the environment. Winrock's goal is to increase long-term productivity, equity, and responsible resource management to benefit the poor and disadvantaged of the world.

Our firm's first priority was to assist Winrock with the selection of an architectural firm, HOK, whose understanding and design approach could support the project's mission. Ultimately, the new headquarters building for Winrock International was designed to reflect and advance the mission of the organization and was awarded a LEED Gold rating.

The design process was directly influenced by Little Rock's local climate. The gull-wing roof was carefully dimensioned to provide extensive solar shading in the summer while bringing in enough natural daylight year round to light the upper floors. The shape of the roof also facilitates rainwater capture for irrigation.

Because Winrock's staff works in ever changing team structures, the need for flexibility was met through the use of a raised floor system that delivers air and power to changeable work stations. To reduce the use of fossil fuels, water from an adjacent lagoon is used to feed the mechanical system and high performance exterior glazing allows day lighting and views while reducing solar gain.
