As Director of Development for Jonathan Rose Companies’  in New York, Paul Freitag oversees the firm’s full range of real estate development work in the region. Mr. Freitag brings to his role extensive experience redeveloping underutilized properties for affordable housing and social service programs in both the private and the not-for-profit sectors throughout the New York metropolitan area.

Mr. Freitag is a registered architect and LEED Accredited Professional with more than twenty years of experience in green planning, design and real estate development. His expertise encompasses all phases of a project’s life cycle from program conception through development including: public and private financing, design and construction management, and placing a project in service.

Mr. Freitag’s current development projects include Tapestry, a new 185-unit mixed-income 50/30/20 rental residential building in East Harlem, New York designed to meet LEED Silver Certification standards. The Jonathan Rose Companies team is also acting as co-developer with the Fortune Society for the new construction of a LEED-NC Gold Certified 114-unit affordable and supportive housing development in Harlem, New York.

Mr. Freitag’s team, in partnership with other private and not-for-profit developers, was recently awarded the Via Verde / The Green Way development in the South Bronx, New York as the winning response to the New Housing New York Legacy competition. Offering a new model for green and healthy urban living, the 1.5 acre mixed-use new construction development features 221 mixed income residential units, retail and community facilities, as well as a 35,000 square foot green roof.

Jonathan Rose Companies’ Development practice and its team of private and not-for-profit developers also won Gowanus Green, a mixed-use, green development featuring 774 units of low and mixed-income rental, cooperatives and condominiums. The team will pursue LEED for Neighborhood Development for the site as well as LEED for New Construction for individual buildings.

Mr. Freitag’s team recently completed David and Joyce Dinkins Gardens, the first 100% affordable green housing development in Harlem. The new 7-story residential building was co-developed by Jonathan Rose Companies and the Harlem Congregations for Community Improvement (HCCI).

A frequent speaker on green affordable housing, Mr. Freitag received a Master of Architecture degree from the University of Virginia and a Master of Urban Planning degree from the City College of New York. His other degrees include a Bachelor of Science in Civil Engineering and a Bachelor of Arts in Art History from Brown University.
