Alvarado Transportation Center Development

Romero Rose is redeveloping two adjacent sites in Albuquerque's Alvarado Transportation Center. Totaling five acres, this critical piece of the downtown fabric will provide an optimum mix of environmentally responsible, affordable and market-rate multifamily rental units, market-rate owner-occupied townhomes, retail and office space, and a 200- car garage. The master plan weaves these various unit types into a diverse and balanced transit-oriented footprint, linked to the surrounding neighborhood, and providing ample, attractive street level space for public and private interaction.

Silver Gardens Apartments is a phased multifamily rental development serving a broad income mix, from formerly homeless low-income to market-rate tenants. Our partner in this project, the Supportive Housing Coalition of New Mexico, is experienced in the provision of on-site social services. The project features access to the bus and rail stations, and an interior courtyard featuring a contemplative earthwork designed by a Native American artist. Green features include a rainwater harvesting system, a roof-mounted wind turbine, a solar photovoltaic system to power the common area and FSC-certified wood framing. Silver Gardens I is designed to achieve a Gold certification under the LEED for Homes Mid-Rise Pilot Project and will be certified under the Enterprise Green Communities program.

Green Commons, a commercial development designed to achieve LEED Silver certification, includes flexible units in three, 3-story buildings offering spaces for either large or small office tenants. These offices, along with a planned on-site cafe, provide the economic development element of the plan.

Elements Townhomes includes 72 green, owner-occupied townhomes with the possibility of office and retail space. Its modular design allows the substitution of unit types depending on market demand as the phased construction progresses.
