Sunset Park Industrial Waterfront Study

The NewYork City Economic Development Corporation asked the Jonathan Rose Companies/Dattner team to develop a plan of action that identifies a phased approach that will allow Bush Terminal to become a vital campus that contributes to the rapidly evolving South Brooklyn district, the Sunset Park neighborhood, and the growing technology/innovation/industrial market in NewYork City.

Because of the tight schedule to undertake the study, the Jonathan Rose Companies/ Dattner collaboration assembled a multi-disciplinary team to tackle the physical, economic, and development conditions at the sites. The team recognized that qualities of both sites to attract various standard industrial uses, as well as new and nascent businesses. The team was managed by Jonathan Rose Companies, which drove the issues about phasing, development, financing incentives and structures to leverage public investment and maximize private interest and further investment. The approach included identifying and analyzing catalytic projects to trigger market attention, attraction and retention.

The collaborative and dynamic multi-disciplined project team included Jonathan Rose Companies – managed the team and identified economic and development strategies with a marketing team from the Pratt Center, Appleseed, and John Ritter from Sholom and Zuckerbrot.

Dattner Architects – managed and advised on the physical conditions of the site with a team of engineers and construction analysts from HAKS Engineers and Toscano Clement Taylor.
