The Sisters of Saint Francis’ 25-acre Marycrest convent and campus in Northwest Denver became under-utilized in the face of a dwindling membership experienced by many monastic orders today. In 2008, the Sisters chose to utilize their land to memorialize their legacy of both charity and environmental stewardship by selling the property to Perry Rose and its development partner, Urban Ventures, to redevelop it into a vibrant, socially and environmentally responsible mixed-use, mixed-income neighborhood.
Through resourceful land use, place-making strategies, innovative design, as well as green planning and building principles, our team created development plans for a new community to honor the Sisters’ objectives and to underscore the team’s commitment to creating model green communities focused on building socioeconomic diversity. The revitalized neighborhood, Aria, will feature green, compact homes close to jobs, services and culture at prices affordable to working families.
As currently envisioned, Aria will blend the rehabilitation of existing buildings for multiple uses within the community as well as new mixed-income residential opportunities. Two existing assisted living buildings will be sold to a non-profit and will continue to serve low income seniors and persons with disabilities. An historic homestead used as transitional housing for homeless women and children may be transferred to a homeless services provider that will continue this ministry. The Sisters will continue to live and work in a newly constructed building designed to meet their needs.
New uses will include 81 market rate and affordable for-sale townhomes and live/work lofts, 28 market rate and affordable condominiums, a 40+ unit co-housing community, a 70-unit mixed-income apartment complex and a 50-unit market rate apartment complex. |
