Casa Panorama Case Study

In April 2020, Jonathan Rose Companies was awarded the ‘Portfolio of the Year’ by the LA Better Buildings Challenge. (picture?) This award was earned in part due to the extensive energy and water efficiency retrofit at Casa Panorama Apartments.

The green scope for Casa Panorama included electrification of the domestic hot water heating system, an important decarbonization strategy for existing buildings. Other measures reduced overall hot water needs by installing low-flow showerheads and fixtures and controlling the flow for optimization of the new water heater. In addition, the project installed measures aimed at reducing heating energy, water usage, and electricity consumption. The project earned Enterprise Green Communities certification in August 2019.

The new Colmac central electric heat pump uses electricity to make domestic hot water, replacing an existing gas-fired hot water boiler. Switching water heating from gas to electric will allow the property to transition away from fossil fuels to cleaner, green power.

Implemented Measures

  • LED Lighting and Controls
  • Recirculation Controls on Domestic Hot Water System
  • Water Efficient Toilets
  • Energy Star Washing Machines
  • Low Flow Faucets and Showerheads
  • High Efficiency Condensing Space Heating Boiler
  • Boiler and Chiller Controls
  • Electric Heat Pump Domestic Water Heater
