Watershed Building A will bring 205 units to Burlington, Vermont’s South End Innovation District (SEID), through a development partnership between Jonathan Rose Companies and Ride Your Bike, the creators of Hula. A third of the units in the six-story building will be made affordable to households earning 70% AMI and below; of the affordable units, 41 units will be restricted to households earning 50% AMI and below. In addition to the residential units, the project will provide key ground-floor commercial spaces to activate the public realm, including a corner retail store, a wellness & fitness center, and a makerspace to support the artists and innovators of SEID.
The development prioritizes sustainability and walkability, featuring a mass timber, all-electric building design, geothermal heating and cooling system, and rooftop solar. The car-light neighborhood connects residents to existing bike paths and regional transit while fostering shared social spaces for the community.
Watershed Building A is the first phase of the South End Coordinated Redevelopment (SECORD), a public-private partnership with the City of Burlington and Champlain College. SECORD will transform 13 acres of surface parking into a sustainable, transit-oriented and mixed-income community with over 1,200 new homes.
