11th & Berks is a transformative 138-unit residential development in the North Central neighborhood of Philadelphia, just steps away from Temple University and the adjacent SEPTA station. This project marks the third development by Jonathan Rose Companies along West Berks Street, completing a vibrant corridor connecting the train station to Temple’s Campus. The first building, Paseo Verde, was opened in 2013 as the first LEED ND Platinum building in the country and includes 120-mixed income units. The second building, NC Five, was developed in 2021 in partnership with the Philadelphia Housing Authority (PHA) and the Philadelphia Housing Development Corporation (PHDC) as part of a Choice Neighborhood Grant and includes 111 affordable units and 22 market rate units.  As the missing link along West Berks Street between the train station and Temple University, the 11th & Berks development will realize the Choice Neighborhood vision for the community and help ensure an active and safe streetscape for residents and students alike.

The seven-story all-electric building will feature a landscaped courtyard at its center with play areas, seating areas, and integrated stormwater management. Indoor amenities will include a community room, fitness center, laundry center, bike storage, and covered parking with dedicated ride-share accommodations.

All 138 apartments will be affordable to households earning 20%–60% of AMI. Developed in partnership with the Philadelphia Housing Authority (PHA), PHA is assisting the project qualify for the Faircloth to RAD program, which will allow all138 units to be eligible for RAD vouchers at city-wide FMR.
