We are seeking an experienced Project Manager to work within the company’s New York Development Practice Group.  The Development Group develops projects on a fee basis and for our own account.  We typically handle the entire development process, including entitlement, the selection of architects and other professionals, arranging often complex financing, construction management, and, ultimately, sales and marketing.  A significant portion of our fee work is done on behalf of public agencies, community development corporations, faith-based organizations and other not for profit organizations.  As a trusted partner, we help our clients successfully undertake complex, mission advancing, projects that they could not complete alone.  As principals, we develop mixed income and affordable housing and mixed use projects, generally intended for our long-term ownership.  Many of our projects are high-profile with significant local and regional impact.

Responsibilities

  • Manage and coordinate the design, development and finance related work of multi-disciplinary teams of consultants during pre-development and construction.
  • Analyze project financial feasibility and evaluate ongoing project financial performance, including the development and maintenance of complex multi-phase proformas and budgets. Deal structures may include affordable, market-rate, or commercial components and rely on both public and private sources, so the ability to research and test different financing strategies is key.
  • Represent Jonathan Rose Companies, helping to build and strengthen relationships with city officials, not for profit clients and other decision makers. Develop a deep understanding of clients’ needs and objectives to develop a working partnership and provide strategic guidance on development issues.
  • Respond to Requests for Qualifications and Requests for Proposals, and undertake other forms of business development.
  • Provide technical assistance regarding various local, state and national affordable housing programs, including low-income housing tax credits and bond financing. Preparation of appropriate applications for funding resources.
  • Develop and monitor project schedules using Microsoft Project.
  • Review of architectural and construction documents.
  • Review legal documents, including partnership and consultant agreements, to ensure key business terms are accurately reflected.
  • Manage and advise part- and full-time interns who serve as assistant project managers.
  • Assist in administrative and organizational project tasks.
  • Continue project management tasks through construction completion and lease-up, to include quality-control, schedule, requisition and change order processing.
  • Perform other duties as needed and as assigned.
  • Collaborate with Asset Management to prepare for the opening of the property; including creation of and monitoring a marketing plan.

Qualifications

  • Masters Degree in Urban Planning, Real Estate, Business Administration, Architecture, or related field.
  • 5 to 10 years of relevant experience working in real estate development, planning, architecture, community development or construction management. Real estate transactional experience and understanding of affordable housing programs preferred.
  • Worked on and Completed a minimum of one building project from predevelopment through completion.
  • Experience with Green Building.
  • Strong financial and analytical skills, including experience with financial modeling.
  • Excellent interpersonal, oral and written communication skills required.
  • Familiarity with not-for-profits and with city government, and the ability to navigate complex client organizations and public agencies.
  • Ability to assemble, correlate and analyze facts, to creatively conceptualize and implement customized solutions to problems, and to prepare concise summaries.
  • Expertise in Microsoft Office applications, particularly Excel, Project and Word.
  • Works well on multiple projects and can work independently as well as a team player.
