Juanita Nolasco

The Rose Affordable Housing Preservation Fund IV purchased Juanita Nolasco Residences, a 188-unit high rise tower located in Denver, CO, in December 2017. The property was renovated with Low Income Housing Tax Credits in 2008 and a Senior Section 8 Mark-Up-To-Market HAP contract covers 100% of the property’s units.

Juanita Nolasco received approval for a $2.6M soft loan from Denver’s Office of Economic Development in early 2018. The loan proceeds will fully fund a renovation that will enable the Fund to obtain Enterprise Green Communities Certification and to develop a Communities of Opportunities platform. Effective December 2017, the Fund received a 15% increase on the property’s new Section 8 HAP contract.

The Fund will complete physical and operational improvements to achieve Enterprise Green Communities Certification.

Juanita Nolasco residents enjoy a community room with a kitchen, television and billiards table, as well as a gym with equipment designed for seniors. Other amenities include a conference room, library, dog run and community gardens. A HUD grant provides funding for a full-time resident service coordinator at the property, who organizes programs including a food truck, mobile post office and library and myriad social events.
