Jonathan Rose Companies has been making value-add investments on behalf of its funds since 2005.  We acquire affordable and mixed-income multifamily housing in transit-oriented or walkable locations and preserve its affordability, improve its economic and environmental performance, and enhance the lives of its residents. We acquire properties directly or work in joint venture with local partners who share our vision and commitment to making an impact.


The Value of Broad Experience

The Rose Acquisitions Group applies decades of real estate development, acquisition, ownership, and asset management experience to evaluate potential purchases. We combine a disciplined investment approach, innovative green solutions, and social services for residents to drive risk-adjusted returns and build value.

We seek well-located, transit-accessible assets in high-demand urban markets across the country and leverage low-cost financing and incentives to drive risk-adjusted returns. We then work to unlock value through hands-on asset management and tailored capital improvement programs focused on enhancing the resident experience.

We invest in environmental retrofits, enabling our properties to perform to third party standards, such as the Enterprise Green Communities Criteria, and improve the financial performance of our properties by reducing operating costs.

Our social service programming connects to existing health, education, and social service opportunities in the community and creates a healthier living experience for our residents.

Our acquisitions focus on capital preservation, distributable cash flow, and long-term value through the improvement of well-located assets in major urban markets across the United States.

Affordable Housing Preservation

We preserve affordable housing through public and private collaboration and the utilization of local incentives that allow each project to extend affordability provisions and invest in long-term improvements. By mid-2017, we will own over 15,000 residential units, approximately 88 percent of them affordable.

ENVIRONMENTAL AND SOCIAL IMPACT

We complete targeted environmental improvements to support financial performance and enhance resident well-being.
